Finding the right condo in Pattaya isn't always as simple as it looks online. During our search, we viewed a number of properties before eventually deciding on Cosy Beach View Condo. On paper, it checked many of the boxes we were looking for. It was located in the Pratamnak Hills area, close to everything we wanted, and seemed like a great place to begin our stay in Pattaya.

When we first arrived at Cosy Beach View Condominium, we were excited. We genuinely believed our condo search was finally over. But sometimes a place can look perfect before you move in, and then unexpected things begin to happen once you're actually living there.

After only two days, we made the difficult decision to leave. It wasn't a choice we expected to make, and it certainly wasn't part of our original plan. If you're considering staying at Cosy Beach View Condo Pattaya, I want to share exactly what happened, what we experienced, and why we felt moving out was the best decision for us.

Cosy Beach View Condo is a modern condominium located in the popular Pratamnak Hills area of Pattaya, Thailand. Sitting between Central Pattaya and Jomtien, Pratamnak is known for being one of the quieter neighborhoods in the city while still offering easy access to beaches, restaurants, cafés, convenience stores, and nightlife.

One of the biggest reasons many people choose Cosy Beach View Condominium is its location. It's close to Cosy Beach, just minutes from Walking Street by motorbike, and offers convenient access to both Pattaya and Jomtien without being directly in the busiest tourist areas. For digital nomads, retirees, long-term visitors, and vacationers alike, it's easy to see why this condominium has become a popular choice.

Now, a quick FYI, you will need a motorbike because the Cosy Beach View Condo does sit a little deeper within the Pratamnak Hills areas; and a little far from the most popular streets in Pratamnak (Soi 4, 5, & 6). 

Now, this is where things get a little tricky with the Cosy Beach View Condo because my friend bought a condo their and seemed to enjoy it. 

So, when Aeang and I was looking for a condo to sign a year lease, we made a huge mistake. I neglected my standards and boundaries when looking and viewing a condo (just because my friend owned a condo their). 

For example, the condo agent that works at Cosy Beach View Condominium didn't even show us the whole property, never gave us a tour, never gave us a proper condo check-in --- nothing. For the most part, this was my mistake because Aeang and I were in a hurry; and I just dropped my standards. 

This wasn't one major issue that made us leave Cosy Beach View Condo. Instead, it was a series of smaller problems that gradually added up over the two days we stayed there. On their own, some of these issues may not bother every renter. Together, however, they completely changed our experience and ultimately led us to decide that Cosy Beach View Condominium wasn't the right fit for us.

The biggest issue for us was the smell.

Not long after moving in, a strong sewage odor began coming from inside the condo. It wasn't a faint smell that you only noticed occasionally. At times, it filled the entire room and made spending time inside the condo uncomfortable. We tried opening doors and windows to air the room out, but the smell kept returning.

For us, this became one of the biggest reasons we started questioning whether we wanted to stay at Cosy Beach View Condo Pattaya.

One of the reasons we originally chose Cosy Beach View Condo in Pratamnak Hills was because of the facilities advertised by the building.

However, after moving in, we discovered that the basketball court was no longer usable because the basketball hoops had been removed. The court was still there, but without hoops, it wasn't really a basketball court anymore.

This may seem like a small issue, but it was disappointing because it was one of the amenities that had attracted us to the property in the first place.

Another unexpected experience involved the building's amenities.

While exploring the property, both Aeang and I were told by some condo owners that we weren't allowed to use certain amenities because we were renters rather than owners. Naturally, this was confusing because we had rented a unit in the building and believed the facilities were available to residents.

It created uncertainty about what we could and couldn't use during our stay. Whether this was a misunderstanding or simply different opinions among residents, it added to the growing feeling that our experience wasn't what we had expected.

As we spent more time inside the unit, we began noticing signs that the condo wasn't being maintained as well as we expected.

The glass balcony panel was broken.

The kitchen sink showed significant rust.

The bathroom sink was also damaged.

None of these issues alone would have made us leave, but together they gave us the feeling that maintenance throughout the unit had been neglected for some time.

Security was another concern that developed during our stay.

Because Cosy Beach View Condominium is a gated property, we expected access to be controlled. Instead, we noticed security guards regularly allowing people into the building who didn't appear to be residents.

On top of that, the condo staff frequently propped open doors that were designed to remain closed and locked as part of the building's security system. Seeing those access doors left open throughout the day made the building feel far less secure than we had expected when we first moved in.

For some guests, this may not be an issue. For us, security was important, and it became another factor that influenced our decision.

One thing that stood out to us throughout our stay was that doors designed to control access to the building were frequently propped open by staff. At first, we couldn't understand why a gated condominium would leave so many access points open.

When I spoke with some condo owners, they explained that Cosy Beach View Condominium had become heavily used as a short-term rental property, almost like a hotel. According to them, the doors were often left open because there was a constant flow of guests arriving and leaving. They also told me that security guards regularly allowed people who weren't residents to enter the property to use the building's amenities.

I can't independently verify how often that happened or whether it was official policy, but that's what several owners told us during our stay. Combined with what we personally observed, it contributed to our concerns about security and the overall atmosphere of the building.

None of these issues by themselves caused us to leave after only two days.

It was the combination of everything.

The sewage smell, the maintenance problems, the missing amenities, and our concerns about the building's security gradually changed our excitement into uncertainty. We had arrived believing we had finally found the right place to stay in Pattaya, but after living in the condo, we realized it simply wasn't the right fit for us.

This wasn't the experience we had hoped for at Cosy Beach View Condo, but it was our honest experience. I share it so others considering Cosy Beach View Condo Pattaya or Cosy Beach View Condo in Pratamnak Hills can make a more informed decision and know exactly what we experienced during our stay.
